Our Process

The PMH Process was developed to give our clients an understanding of what happens during each stage of the process from beginning to the very end.

Initial Consultation and Design Brief

We start by listening to what you really want in your home, look at pictures or sketches you may have and make a list of your main requirements. We provide an overview of our services, design and discuss the building process with you.

Site Meeting

We meet with you on site to discuss any challenges the land may have, look at the best orientation and views to consider, the size, style, timeframe and budget for your home. We also discuss planning requirements and other consultants that may be required.

Preliminary Agreement / Fee proposal

The completion of stage 1 and 2 has allowed us to gain a really good insight to your requirements and needs, so we now provide you with a fee proposal to develop concept sketch designs and budget estimates. We call this our Preliminary agreement document – if you are happy with our proposal, simply sign off on the document and we can proceed to the next stage.

Preliminary Design / Assessment and Budget Estimate

This is the exciting stage where concept sketch designs are developed from the information gathered and budget estimates are provided accordingly. We meet in our office to discuss the concept sketches and budget estimate with you and make any necessary adjustments required. This is an important stage of the process to get right and therefore a number of concept sketches may unfold to get the right result.

Completed Working Drawings and Documentation

We meet in our office to present you with the final working drawings and associated documents for review. If you are totally satisfied with the drawings we will proceed to prepare the formal quotation before submitting to Council.

Council Submission

We present all the required documents to Council for your submission and liaise with them throughout the process to ensure your approval proceeds as smoothly as possible.

Signing of Building Contracts

Plain English Contracts are prepared for your review, once totally satisfied both parties sign accordingly and your building work will commence within 15 days of receiving Council approval, unless discussed otherwise.

Construction

The excitement begins – your house is underway and we like to keep you involved during the Building process by having regular meetings on site to discuss aspects of the build as it unfolds and when we require selections or information from you. Communication is important, so there will be many emails and phone calls along the way.

Completion / Handover

This is always very satisfying and rewarding as we hand over the keys and take you through the operations of your new home. We provide you with your occupation certificate and associated warranties and at this point you need to ensure you have taken out an insurance policy for your new home.

Our Ongoing Commitment

We stand by the absolute quality of our homes and high standard of workmanship. Your home is covered by a 3 month maintenance period and backed by a 6 year structural warranty.
